1. Member Requirements
A member wishing to lease a stall in the roundhouse must
2. Lease Schedule
The lease for one stall or track is $120.00-per year and will be in effect from January 1 to December 31. Rent is due on or before November 30. Lease payments will be made to the Club Treasurer who will keep payment records in the Roundhouse Log. Payments are due one month before the termination of the lease. If a lessee fails to make a timely payment when due, the lessee effectively gives up the stall and the stall will be leased to another member. Leases initiated or terminated during the year will be adjusted on a pro rated basis. For a history of leasing and description of other lease arrangements in force refer to GGLS Roundhouse Lease dated 6 May 1991.
3. Roundhouse Safety
The lessee is urged to refer to the GGLS Safety and Operating Rules for a complete description of the Roundhouse Safety Rules. However, the subject is important enough to summarize the highlights.
4. Change in Leasing Member Status
In the event of some temporary personal situation, the leasing member may petition the Roundhouse Committee for relief from the running portion of the requirements until the situation is resolved.
5. Sub-Letting of Stall
As normally understood, sub-letting of a stall is not permitted. However, the leasing member may share a portion of the stall with another regular member in good standing providing that the leasing member of record understands that the club will only recognize him or her as the lessee of the stall.
6. Sale of Equipment Stored in Stall
The sale of equipment in the stall does not entitle the purchaser to automatically take possession of the .sta1l. The stall in question will be made available and a new list will be formed as described in Section 8.
7. Succession
The death of a leasing member causes the stall to become available. It does not pass down or transfer with the sale of the equipment to a non-family person. If, however, the equipment is inherited by an heir who is also a regular member, then the stall will transfer to that heir.
8. Availability Of Stalls
The availability of a stall will be made known by publication of a notice in the Call boy for two consecutive months. At the same time a list will be formed of interested members who at that moment are not already leasing a stall. In the event that there are multiple qualified members wishing to lease a stall, the selection will be made by drawing lots. The list of names will be in effect only for a particular stall availability and will not be carried over. A new list will be formed for each new lease opportunity .
If there are no new takers for an available stall, then the list will be modified to include members already leasing a stall.
9. Key and Locks
It is permissible to change a lock on a stall to a similar lock with a different key. Upon giving up the stall for whatever reason the departing lessee must pass on the key to the new lessee or Roundhouse Committee. Any costs incurred in re-keying because the keys were not passed on will be borne by the departing lessee. Lessees should be aware that the greater the number of dissimilar locks the greater the effort will be required to move equipment out in case of an emergency.
10. Security
Lessees have the responsibility to secure their stalls after running to prevent an unsecured entry to the roundhouse. Lessees should respect the property of other lessees by not moving, exhibiting or in any other way disturbing the equipment stored in the roundhouse. Lessees should get an owner's permission before touching anything. The Club will not be responsible for anything left in the Roundhouse.
11. Modifications to Roundhouse
No one may modify or change in any way the roundhouse structure.
The only track changes that may be made are
12. Resolution of Conflicts
The items described in this paper can only outline the basic concepts regarding the leasing of roundhouse stalls. No attempt has been made to write a "handbook". It is hoped that common sense and logical thinking will prevail. However, in the event that a genuine disagreement arises, the Roundhouse Committee is empowered to hear from all involved parties, make a decision, then offer its recommendation to the Board of Directors for approval.
